Understanding Insurance Appraisals

Insurance appraisal is a policy-based process used when there is a disagreement over the amount of loss, not coverage. Appraisal allows both the insured and the insurance company to appoint independent appraisers to evaluate the damages and attempt to resolve the valuation dispute.

Insurance appraisal is a policy-based process used when there is a disagreement over the amount of loss, not coverage. Appraisal allows both the insured and the insurance company to appoint independent appraisers to evaluate the damages and attempt to resolve the valuation dispute. 


We work with both Policyholders and Insurance Companies to place a value on the damages related to the loss.


Why an Insured May Need an Appraisal

An insured may consider appraisal when:

  • The insurance company acknowledges coverage but disputes the scope or cost of repairs
     
  • Estimates differ significantly between the carrier and the policyholder
     
  • The claim has reached an impasse and negotiations have stalled
     
  • The insured wants a structured, policy-driven method to resolve the dispute. Either the carrier or the policyholder can demand appraisal. Not the Contractor
     

How the Appraisal Process Works

  • The insured & Insurance company will appoint a qualified appraiser
     
  • Each appraiser inspects, and evaluates the damages independently
     
  • If the appraisers cannot agree, the dispute proceeds to an umpire which the umpire is only to rule on the differences between the two appraisers. The umpire can not act as a 3rd appraiser.
     
  • Any agreement by two of the three determines the amount of loss. Some states are binding depending on your local laws and judications.
     

Appraisal Services Include:


  • Independent evaluation of claimed damages by apprasial panel
     
  • Review of estimates in dispute
     
  • Being present to allow the apprasial panel to access the property to inspect the exterior or the interior of a home or business. The carrier and policyholder can not intervene within the appraisal process.
     
  • We will need the estimates of the contractor and estimate from the insurance company to determine the dispute and the amount of the loss. 


  • (Read your policy) some carriers will only allow in apprasial on coverages they have opened (Estimated for)
     

Appraisal addresses the amount of loss only and does not determine coverage. There is never a guarantee on the outcome of the appraisal. Apprasial in most states is binding and final
